Connect to Plaid

(Note: This article is about connecting NowRenting to a bank account for the purpose of syncing financial data. To read about connecting NowRenting to a bank account so you can accept rent payments, see here.)

NowRenting can automatically import expenses from your bank account and associate them with a Property. To import expenses, first you have to connect NowRenting to your bank account. NowRenting uses Plaid, a national leader in financial connectivity technology, to facilitate this connection.

First, navigate to the Property Expenses settings page by clicking the link in the main settings drop-down menu. Then click the Connect a Bank Account link.

Click Continue to agree to the Plaid Privacy Policy.

Then select your bank. If your bank is not pictured, use the search bar to locate it. Plaid supports thousands of institutions!

Enter the credentials you use to access your bank account online. For your privacy and security, this information goes directly to Plaid; NowRenting’s servers never touch it.

Create a Property

A Property is a way for you to keep track of expenses and earnings for a real estate property that may involve multiple Leases, such as a duplex or apartment building. A Property is different from a Lease or a Listing: A Lease is about the relationship between you and a tenant. A Listing is about advertising a vacancy to potential tenants. A Property, however, is about expenses and earnings for a group of Leases.

First, hover your mouse over the Leases link in the top navigation bar, then click on Add Property.

In the window that comes up, enter the address of the Property. Then use the drop-down menu to select the Leases that belong to this Property. When you’re done, click Add Property. (If you don’t have any Leases, learn how to create them here.)

Manage Your Properties

You can view and manage your Properties by clicking the Leases link in the top navigation bar, then clicking the See Property Performance link.

The Property Performance Summary section shows a graphical summary of the financial performance of all the Properties you have set up. A table of individual Properties can be found under the Properties heading. If you need to add or remove a Lease from a Property, click the Edit link. The window that comes up will also allow you to delete the Property.

Once you have created a Property, you can configure NowRenting to sync expense data from your bank account with it. Read about how to connect with Plaid here, then how to sync your expenses here.

Quick Action Menu & Mobile Enhancements

This week’s updates include a new quick action menu, additional financial options when ending a lease and big changes for users of the mobile site.

We’ve added a new button to NowRenting’s top navigation bar. It pops up a list of links to NowRenting’s most commonly-used functionality, giving you speedy access to the features you use most, from anywhere in the application.

Add Charges when Ending a Lease

When ending a Lease, you can now add any charges, such as fees for damages or cleaning, that may need to be paid by the tenant. Any security deposit will be applied to these charges, as well as to outstanding rent or any other unpaid charges.

Mobile Enhancements

NowRenting’s visual layout has received a big update behind the scenes. Changes will be most noticeable to users who access nowrenting.com via a mobile device: Instead of a completely different (and limited) layout, you’ll be getting the same exact site as desktop users, specially upgraded to fit on your phone.

How to End a Lease

How to End a Lease

From the Leases page, find the Lease you want to end and click its Details link. Then click the End this Lease link at the top of the page.

If there are outstanding charges (such as the unpaid August and September rent shown below) the security deposit will go towards paying them. The ending balance is calculated, and it will show how much of the security deposit should be returned to the tenant, or whether the tenant still has outstanding charges.

To schedule the Lease to end on a particular date, select the End on a specific date option, then select a date from the calendar.

If necessary, you can add any last charges here, such as fees for damages or cleaning, and they will be subtracted from the security deposit.

The amount of the security deposit returned, as well as any charges, will be listed on the Lease’s Balance History page,

Group Messages, Merge Leads & QBD Integration

This week’s new features include integration with QuickBooks Desktop edition, the ability to merge multiple Leads and group messaging.

QuickBooks Desktop Integration

This week, we implemented support for Intuit’s QuickBooks Desktop version. We’ve had support for QuickBooks Online in place for a long time, so integrating with QuickBooks Desktop is a natural way to extend the usefulness of NowRenting’s Leases offering.

The process involves exporting and importing certain specific files, so be sure to familiarize yourself with our Connect to QuickBooks Desktop and QuickBooks Desktop Sync help articles.

Merge Leads

If the same person contacts you by text message and then by email, you may find yourself with two different Leads that represent only one person. We’ve introduced a feature that allows you to merge those two Leads into one, letting you easily resolve such situations.

Just select the two Leads you want to combine and click the Merge Leads button.

Group Messages

Need to send the same message to more than one person? No problem! We now support group message threads.

The Start a Conversation button on the Messages screen now has a dropdown option, where you can select Send Group Message. Just click that and pick who you want to be included in the message thread.

This week’s new features include integration with QuickBooks Desktop edition, the ability to merge multiple Leads and group messaging.

This week, we implemented support for Intuit’s QuickBooks Desktop version. We’ve had support for QuickBooks Online in place for a long time, so integrating with QuickBooks Desktop is a natural way to extend the usefulness of NowRenting’s Leases offering.

Merge Leads

Facebook Integration

Our Facebook integration feature is finally approved! This new syndication option adds the considerable social reach of Facebook to NowRenting’s already broad array of platforms.

As well as being able to automatically post your listings to NowRenting’s Facebook page, you can also post to them your personal Facebook page, so that your own network of friends and acquaintances will be able to view, like and share your listings. Comments on these posts will be smoothly funneled into the NowRenting messaging system.

Group Showings

Our showing scheduler just got more powerful! In addition to flexibly managing appointments with individual Leads, you can now include multiple Leads in a single showing invitation. Select them on the Leads page, click the Showings button and enter the details of your showing’s time and place. It’s as easy as that!

Lead Assignment Roster

NowRenting’s new Lead Assignment Roster, available now to Business users, builds increased power and functionality onto our user management and Lead assignment features. No more clicking each new Lead to assign them to a team member; NowRenting can take care of it automatically.

Once you have your team set up with user accounts in NowRenting, incoming Leads can be automatically assigned to them in the order you specify. Just add them to the roster, click and drag to set the order, and choose how many Leads per round each should get. After that, Lead assignment will take care of itself–just another way NowRenting works to cut the busywork out of your day.

  • Professional (used to be “Solo”): For rental professionals. Includes everything from the Free plan, plus Partner Network Syndication and a Private Phone Number.
  • Business (used to be “Professional”): For rental businesses. Includes everything from the Free and Professional plans, plus the Real-Time Local Lead Feed, Multiple Users and Landlord CRM.

The price of your plan has not changed: Only the name.

If you had a Solo account, it is now called Professional, with no other changes. If you had a Professional account, it is now called Business, with no other changes. The name of the Free plan hasn’t changed–but that doesn’t mean our Free plan users won’t notice some differences!

More Features for the Free Plan

Free accounts now have access to most of NowRenting’s amazing features! With a Free plan, at no cost at all, you now have access to:

  • NowRenting Leads, including our Lead manager, screening and ranking tool, showings scheduler and electronic applications.
  • NowRenting Leases, including our powerful custom lease templates, rent tracking, exporting to QuickBooks Online, and ACH rent collection.
  • NowRenting Listings. Syndication to our partner network is not available to Free plan accounts, but Listings can still be created and shown on the NowRenting Directory and your custom website.

Listings-Only User Access Role

Many of our Business users work in teams where different members have different responsibilities. To facilitate this aspect of rental business, we’ve deepened our user permissions system.
When you create a user with Limited permissions, they’ll only have access to the features assigned to them.
The two features currently available are:

  • Assigned Leads, which gives them access to only the Leads explicitly assigned to them.
  • Listings, which gives them access to your Listings.

As February’s end draws near and we begin to take inventory of where we are, how we got here and where we are going next I can’t help but to be over the moon excited, happy and proud.

The product that we consider to be a part of our immediate family is starting to bear fruit for our early adopters. The rental eco-system that we envisioned which puts equal emphasis on Professionals, Tenants and Landlords is not only functioning, but it’s beginning to thrive. The future has never looked brighter for NowRenting.

So how did we get here and what’s next? NowRenting is built on a simple concept with a wonderfully engineered solution:
“Use the internet to unify and simplify the residential rental space for Landlords, Tenants and Professionals.”
This mission when stated this way seems simple enough, and was born from the passion and desire to solve this problem. And whether you use NowRenting to solve these issues or not, the simple fact remains that when all 3 of these elements are part of this process, everyone wins. I believe that it is our mission and responsibility to prove this to be true.

In the month of March, we will use social media, email and NowRenting.com to showcase extraordinary people from each of these groups (Tenants, Landlords and Professionals). We will share stories and tips from landlords, showcase the professionals that are dominating the digital rental space and we will hear from tenants on exactly what makes them want to rent and what motivates their decisions. We will also add in contests, giveaways and other fun.
NowRenting will now be the champion of this Rental Trinity first, and a cool internet company second.
